In 2025, Tack acquired this 73-unit community in one of Richmond’s fastest-growing submarkets for less than the seller paid in 2021. The property needed a full operational overhaul, so Tack put a dedicated manager on site five days a week, began renovating units, and fixed the obvious waste, including 17 active water leaks and inefficient fixtures across the property. The work is underway and the asset is being repositioned for long-term income.
